1937 $10 Canadian Osbourne - Towers VF?

My father gave me one of the bills he was collecting a few years ago and I was wondering if anyone could help me with an understanding of what it may be worth.

It is a 1937 $10 Canadian bill with the Osbourne-Towers signatures.  It's very crisp (not limp at all), has barely visible crease marks where you can see if was folded a few times, a pencil mark '10' on the back in one corner, a tiny tear to the left of the front of the bill.  There are no pieces missing, there aren't any faded areas along any of the creases and the colours are quite vibrant (pictures are taken with my cell phone camera which is terrible - taken on a white piece of paper as a background, which looks grey in the picture, so the colours aren't as nice as they really are).

This is a scarce note... yes with the folds and pen mark would make it a VF. Your looking at a value of $300. Should the note have had a different signature it would have only been worth $20-25.

Thank you.  It's a pencil mark rather than a pen mark - does that make any difference?  Should it be erased or left there?

Do Not remove, or try to remove a pen of pencil mark on a note. You risk damaging the note, and further reducing its value.
