I noticed notes that are graded CH-UNC and GEM-UNC selling for a huge premium over catalog unc value. in some cases close to double the price. Is it worth that much more to have a GEM-UNC vs. UNC?

Personally I think it depends on the specific note you are talking about.
Some people want the best possible grade they can get in a note and will pay top dollar for it, especially with some notes that are tough to find in any original Gem condition.
Even in the current journey series it is not always easy to get a GEM note simply because of the flaws that exist in the paper and the way notes are so tightly bundled and wrapped.
As for older notes, many were pressed at the time assuming that a flat note ...was a good note...and unless you were a collector at the time many bills were not stored properly causing other issues....
